Proposed development aims to bring mixed-use buildings to Ann Arbor’s southside

ANN ARBOR, Mich. – A proposal to develop 20 acres of properties on the south side of Ann Arbor includes housing, parking garages, a hotel, parks and commercial spaces.

Arbor South will be located in the Eisenhower Parkway and South State Street area and is the latest project by Oxford Companies and its Ohio-based partner Crawford Hoying.

“Arbor South will embody the things that make our community proud, turning parking lots into housing and creating a walkable community where we can live, work and relax,” said Oxford Companies CEO Jeff Hauptman in a release. “We’re doing our part to address many of the problems our community has asked developers to solve for years, including better housing options, a pedestrian-friendly, healthy environment, and a thoughtfully curated use of space.”

Officials said the development, when completed, is anticipated to have around 1,000 residential units, 10-15% of which would be considered affordable housing by city laws. Residential areas would range from studio apartments to three bedroom units.

Drawings of the 20-acre property show high-density buildings at least six stories high, a hotel, parks, three parking garages and 76,000 square feet of ground-level business spaces.

The property would fall under Ann Arbor’s new TC1 zoning ordinance, which encourages mixed-use developments and housing along the State and Eisenhower transit corridor.

Detroit’s Lord Aeck Sargent design firm and civil engineering firm Midwestern Colnsulting will also contribute to the development.

Officials said they hope for site plan is approval in Fall 2024, and to have the first residential building completed by Summer 2026.
